Electrical work for HDB flats
We cover the everyday electrical needs of HDB living, from BTO move-ins to ageing flats that need bringing up to standard. Whether you own a 3-room flat or an Executive unit, we size the work to your flat and your supply.
All electrical wiring work in an HDB flat must be carried out by an EMA Licensed Electrical Worker, so you stay on the right side of the rules and your installation stays safe.
- DB box and distribution board work, from a tripping breaker to a full replacement.
- Power trips and faults traced to the root cause, not just reset and forgotten.
- Rewiring for older flats with ageing or deteriorating cables.
- Ceiling fans, lighting, power points and water heaters installed cleanly.
- RCCB and ELCB checks and replacement for earth-leakage protection.
Common HDB jobs we handle
Most calls we get from flat owners fall into a handful of jobs. We arrive ready to diagnose and, where possible, fix in a single visit.
- Repeated power trips that will not stay reset.
- A burnt smell or warm switch near the DB box or a socket.
- Adding power points for new appliances or a renovated kitchen.
- Replacing a tired DB box or upgrading earth-leakage protection.
- Fitting ceiling fans, downlights and bathroom water heaters.
"HDB approved" and what the licence really is
Many flat owners search for an "HDB approved" or "HDB certified" electrician, so it is worth being clear. There is no separate HDB electrician licence. The credential the law requires is the EMA Licensed Electrical Worker (LEW), issued by the Energy Market Authority under the Electricity Act.
HDB does require a LEW for the electrical wiring in your flat, and certain works (such as installing higher-capacity power points for air-conditioning) need an HDB permit, which your LEW typically applies for on your behalf. We are EMA-licensed, so the wiring is handled by the right person and the paperwork is done properly.
Compliance, RCCB and your DB box
Singapore homes are required to have a working RCCB (or a compliant current-operated ELCB) for earth-leakage protection. From 1 July 2025, a home without one may face a fine of up to S$5,000 (EMA). Pre-1985 flats are the main group that may still lack this device.
We test your existing RCCB or ELCB, replace it where needed, and check the rest of your DB box. Older flats often have lower loading, so if you are adding heavy appliances, ask us to check your DB box first rather than guess.

Frequently asked questions
Do I really need a licensed electrician for HDB electrical work?
Yes. All electrical wiring work in an HDB flat must be carried out by an EMA Licensed Electrical Worker (LEW). Carrying out electrical work without a LEW is an offence under section 82 of the Electricity Act, punishable by a fine of up to S$10,000 and/or up to 12 months' imprisonment. You may replace your own light bulb and a household-type fuse, but anything beyond that needs a LEW.
Is there such a thing as an "HDB licensed" electrician?
Not as a formal licence. The legal credential is the EMA Licensed Electrical Worker (LEW). HDB requires a LEW for the wiring work in your flat, but there is no separate HDB electrician licence. When people say "HDB approved electrician", the real qualification they should check is the EMA LEW.
How do I check that my electrician is licensed?
Verify the LEW licence on EMA's ELISE portal (e-Licence Information Services) at https://elise.ema.gov.sg/ before work begins. A genuine LEW also carries an official licence card showing their photo, name, and licence number, which you can ask to see.
My flat keeps tripping. What should I do?
Switch off the appliances on the affected circuit and try resetting the breaker once. If it will not stay on, stop and call us rather than forcing it back repeatedly. Repeated tripping usually points to a faulty appliance, an overloaded circuit, or a wiring fault that needs proper diagnosis.
Does my flat need an RCCB?
From 1 July 2025, all homes must have a working RCCB (or a compliant current-operated ELCB); without one, a home may face a fine of up to S$5,000 (EMA). Pre-1985 flats are most likely to still lack one. We can test your current protection and install or replace it where required.
